This is the Tarteel Market Index as of 2026-10-18. The median price per square metre of new real estate in Egypt is EGP 83,326, calculated from 903 projects with real prices out of 3,278 that we track. Half of those projects fall between EGP 50,008 and EGP 125,496 per m².
By area
El Gouna has the highest median at EGP 195,909 per m², and Shorouk City the lowest at EGP 37,418, a gap of about 5.2 times. Only areas with enough priced projects are listed.

How to read these numbers
Each unit's price is divided by its area; we take the median per project first and then across projects, so one large or mis-entered project cannot move an area. Prices are developers' published starting figures and change with every sales phase, so treat them as a guide and ask for the current price list.
