How the index is calculated
- Every day at 3 AM we compute price per m² (price ÷ area) for every published unit in the Tarteel catalogue.
- We take each project's median first, then the median across projects — so one project with many (or mis-entered) units cannot move an area.
- Implausible prices are excluded, and an area needs at least 10 priced projects to appear.
- Dollar and gold are recorded daily from public feeds; history comes from the World Bank and published market reports.
